You got the job in Bloomington. Now let's find home.
The offer letter is signed. Maybe it's a faculty appointment at Indiana University, a nursing or physician role at IU Health Bloomington, or an engineering job at Cook. Then the next thought arrives: where are we going to live?
Relocating for work compresses one of life's biggest decisions into a few weeks, often from hundreds of miles away. You're learning a new job, a new town, and a new housing market at the same time.
That's where I come in. I'm Amanda Richardson, a REALTOR®/Broker with F.C. Tucker Bloomington, and helping people relocate to Monroe County is a big part of what I do. My goal is simple: when you pull into town, the hard decisions are already made, and you feel like you know the place.
Who's bringing people to Bloomington
Bloomington punches above its size as an employer town. A handful of large organizations hire from across the country every year, and each one shapes where its people tend to live.
Indiana University Bloomington. The flagship campus is the region's anchor employer, with roughly 9,000 faculty and staff. New faculty, researchers, and administrators arrive on an academic calendar, which means a lot of moves land in the same summer window.
IU Health Bloomington. In December 2021, IU Health moved its hospital from its longtime downtown home to a new 364-bed facility on the east side, at the IU Regional Academic Health Center off the State Road 45/46 bypass. Physicians, nurses, and clinical staff now commute to a very different part of town than they did five years ago, and that has changed which neighborhoods make sense for hospital employees.
Cook Group. The medical device company is one of the area's largest private employers, with deep roots on the west side.
Simtra BioPharma Solutions. The injectable-medicine manufacturer has a $250 million expansion underway at its Bloomington campus, and in 2025 it bought a second 65-acre site nearby. Growth like that brings scientists, engineers, and plant leaders to town.
NSWC Crane and the wider region. Many families choose Bloomington as home base for jobs at Naval Surface Warfare Center Crane, about an hour southwest, because of the amenities a university town offers.
Whatever brings you here, I'll start with the address you'll drive to every morning and work outward from there.
How I handle a relocation move
Relocation buyers need a different kind of help than local buyers. You can't drive past a house on a Tuesday evening or pop into an open house on a whim. So I build the process around your distance and your deadline.
- A discovery call before you search. We talk about your work address, your schedule, your must-haves, and the life you want here. Many relocation clients also have a relocation package, so we review what it covers and what it requires.
- A crash course in Bloomington. I send you a short, honest guide to the areas that fit your commute and budget, so you're not deciphering listings from scratch.
- Showings that work from anywhere. Live video walkthroughs, where I hold the camera and open the closets, plus my notes on what photos don't show: road noise, natural light, the smell of the basement.
- One focused house-hunting trip. If you can visit, I plan a tight itinerary so you see the strongest options in a day or two, not a week.
- Remote closing support. From inspection to final walkthrough, I coordinate with your lender, inspector, and title company, and many steps can be completed without you on site.
- Help selling the home you're leaving. Through the national referral network that F.C. Tucker is part of, I can connect you with a trusted agent in your current city, so both sides of the move stay coordinated.
The result is fewer surprises and fewer trips, and a home that fits your new life on day one.
Where to look, by commute
Bloomington is compact, but where you work still shapes where you'll want to live. Here's how I help clients think about it.
If you work at… | Areas to explore | Why people choose them |
|---|---|---|
IU campus | Near-campus and downtown neighborhoods such as Elm Heights, Bryan Park, and Prospect Hill | Walk or bike to work, historic homes, the square and B-Line Trail nearby |
IU Health Bloomington (east side) | East-side neighborhoods off the 45/46 bypass and toward Lake Monroe | Short drive to the hospital, newer subdivisions, quick access to Griffy Lake and Lake Monroe |
Cook or Simtra (west side) | West-side neighborhoods and Ellettsville | Easy commute, more yard for the money, small-town feel |
Crane or a hybrid role | South and southwest Bloomington, or out-of-town acreage | A practical drive south, plus room to spread out |
For schools, I'll point you to the Monroe County Community School Corporation and Richland-Bean Blossom school district directly, and to the Indiana Department of Education's school data, so you can compare with your own priorities.
Timing your move
Bloomington's housing market runs on a university calendar, and relocation buyers feel it most.
- IU hires usually arrive in summer. Many faculty and staff need to close by early August. Homes near campus move quickly from March through July, so start the conversation as soon as your offer is signed.
- Hospital and corporate hires arrive year-round. That flexibility is an advantage. A fall or winter search often means less competition.
- Rent first, or buy right away? If your start date is close, a short lease can buy time to learn the town. I'll help you weigh that against buying now, based on your timeline and your relocation package.
- Home football weekends fill hotels fast. If you're planning a house-hunting trip in the fall, check the IU schedule before you book.
Let's talk about your next move
Whether you're weeks away from a start date or still deciding on the offer, a 20-minute call is the easiest first step. I'll answer your questions about Bloomington, walk you through the market, and help you plan a search that fits your timeline.
